Selling your house for cash in Paducah: questions and answers

If your question isn't here, call Casey. He'd rather answer it than have you guess.

Do you really buy houses as-is in Paducah?

Yes. We buy houses in Paducah and across McCracken County in the condition they're in today, whether that's an old roof, foundation trouble, water damage or years of deferred maintenance. You don't need to clean, repair or stage anything before we walk through it.

How do you come up with your cash offer?

We start with what the house would sell for once it's fixed up, based on recent sales of similar Paducah homes. Then we subtract what the repairs will cost, which Eddie prices during the walkthrough, and our costs to buy, hold and resell the house. What's left is our offer, and we'll walk you through the numbers so you can see how we got there.

How soon will I get an offer?

Within 24 hours of the walkthrough. Most walkthroughs take about 30 minutes, and we schedule them around you.

How fast can you close?

You choose the closing date. Once you accept, a local closing attorney in Paducah handles the title work. Most of our closings take two to three weeks, and we can wait longer if you need time to move.

Are there any fees or commissions?

No commissions, because we're the buyer, not a real estate agent. We also pay the standard closing costs, so the price we agree on is what you receive, less any mortgage or liens paid off at closing.

Am I obligated to sell if I call you?

No. Calling, sending us your address or getting an offer doesn't commit you to anything. Take the offer, compare it, or tell us no.

Who will I actually deal with?

Casey Roloff takes your call, makes the offer and handles the paperwork. Eddie Hembd, who lives in Paducah, walks through the house with you. There's no call center and no handoff to people you haven't met.

Should I sell to a cash buyer or list with a real estate agent?

If your house is in good shape and you can wait for the right buyer, listing with a local agent will usually get you a higher price. A cash sale makes more sense when the house needs work a buyer's lender won't accept, when you need a set closing date, or when you'd rather skip repairs, showings and open houses. If we think listing is the better move for you, we'll say so.

Can you buy a rental house with tenants living in it?

Yes. We buy rental houses with tenants in place. The lease transfers with the house, and we take over as landlord, so you don't have to empty the house or wait for a lease to end.

Can I sell an inherited house in Kentucky before probate is finished?

Usually the estate's personal representative has to be appointed by the court before they can sign a deed. In Kentucky, probate runs through the district court in the county where the person lived, which for a Paducah estate is McCracken District Court. We can make an offer early and set the closing for when you have the authority to sign. A probate attorney can tell you exactly where your estate stands.

I'm behind on my mortgage. Can I still sell?

Often, yes, as long as there's time before the foreclosure sale. Kentucky foreclosures go through the circuit court, and the house is sold at a master commissioner's sale, so there is usually a window to sell first. Talk to your lender and to a free HUD-approved housing counselor about every option, including keeping the house. If selling is the right call, we can move quickly.

What areas do you buy in?

Paducah and the rest of McCracken County, including Lone Oak, Reidland, Hendron, West Paducah and Farley. Near Paducah but outside the county? Call and ask.
