How foreclosure works in Kentucky
Kentucky uses judicial foreclosure. The lender has to file a case in circuit court, and if the court rules for the lender, the house is sold at a master commissioner's sale. That process takes time, so there is usually a window to act before a sale.
Talk to a free housing counselor first
HUD-approved housing counselors are free. They can help you ask your lender about a repayment plan, a loan modification or forbearance. If you can keep the house, that's usually the best outcome. You can find one through HUD at hud.gov/findacounselor.
When selling makes sense
If catching up isn't realistic, selling before the sale date can keep any equity you have and spare you a completed foreclosure. We can make an offer quickly and, when the timeline allows, close before the sale date.
