How a sale works with an estate
We can walk the house and make an offer before probate is finished. The closing waits until the personal representative (the executor or administrator) has the court's authority to sign the deed.
In Kentucky, probate runs through the district court in the county where the person lived, which for a Paducah estate is McCracken District Court. If several heirs share the house, everyone who needs to sign has to agree. We're glad to talk with each of them so everyone hears the same offer.
You don't have to empty it first
Take what matters to the family. Whatever is left when we close, we deal with, so no one has to rent a dumpster or spend weekends on a cleanout.
What to line up
- The court order appointing the personal representative, or the name of the probate attorney handling it
- Any mortgage statements or a payoff amount
- The most recent McCracken County property tax bill
- A key, or someone who can let Eddie in for the walkthrough
A probate attorney can tell you exactly what your estate needs before a sale. We're buyers, not attorneys, and we can't give legal advice.
Questions people ask
Can I sell an inherited house in Kentucky before probate is finished?
Usually the estate's personal representative has to be appointed by the court before they can sign a deed. In Kentucky, probate runs through the district court in the county where the person lived, which for a Paducah estate is McCracken District Court. We can make an offer early and set the closing for when you have the authority to sign. A probate attorney can tell you exactly where your estate stands.
How do you come up with your cash offer?
We start with what the house would sell for once it's fixed up, based on recent sales of similar Paducah homes. Then we subtract what the repairs will cost, which Eddie prices during the walkthrough, and our costs to buy, hold and resell the house. What's left is our offer, and we'll walk you through the numbers so you can see how we got there.
How fast can you close?
You choose the closing date. Once you accept, a local closing attorney in Paducah handles the title work. Most of our closings take two to three weeks, and we can wait longer if you need time to move.
Are there any fees or commissions?
No commissions, because we're the buyer, not a real estate agent. We also pay the standard closing costs, so the price we agree on is what you receive, less any mortgage or liens paid off at closing.
