How it works
How we buy houses in Paducah
A short call, one walkthrough, a written offer, and a closing on your date. Here's each step, and what you can expect from us at every one.
- Step 1
Call or send the address
Tell us about the house in a few minutes. Casey calls you back, answers your questions and sets up a time to see it.
- Step 2
Eddie walks the house
Eddie lives in Paducah. He walks through with you, usually in about 30 minutes. No cleaning or repairs first.
- Step 3
Written offer in 24 hours
You get a written cash offer within 24 hours of the walkthrough, with the numbers behind it. No pressure and no obligation.
- Step 4
Close on your date
If you say yes, a local closing attorney handles the paperwork, and you pick the closing date.
What Eddie looks at on the walkthrough
The roof, the foundation, the plumbing, the electrical, the heating and cooling, and anything you tell us is wrong. He's pricing the repairs the way a builder does, so you don't need to clean up, fix anything or explain every problem ahead of time.
How the offer is built
We start with what the house would sell for once it's fixed up, based on recent sales of similar homes nearby. We subtract the repair cost and our costs to buy, hold and resell the house. What's left is our offer, and we'll show you the numbers.
What closing looks like
When you accept, we sign a written purchase agreement, and a local closing attorney in Paducah runs the title search and prepares the documents. Any mortgage or liens are paid off from the sale at closing, and the rest goes to you. You pick the date.
What we'll never do
- Charge you a fee to make an offer
- Pressure you to decide on the spot
- Change the price at the closing table without a reason we showed you in writing
Selling to us or listing with an agent
| Selling to us | Listing with an agent | |

| Showings and open houses | None. One walkthrough. | Weeks of showings |
| Agent commission | None | Typically a percentage of the price |
| Closing date | You choose it | Set by the buyer and their lender |
| Risk of the deal falling through | Low. No lender, no appraisal. | Financing and inspections can derail it |
| Price | Below full market value, for the speed and the as-is condition | Usually higher, if the house is in good shape and you can wait |
Questions about the process
How do you come up with your cash offer?
We start with what the house would sell for once it's fixed up, based on recent sales of similar Paducah homes. Then we subtract what the repairs will cost, which Eddie prices during the walkthrough, and our costs to buy, hold and resell the house. What's left is our offer, and we'll walk you through the numbers so you can see how we got there.
How soon will I get an offer?
Within 24 hours of the walkthrough. Most walkthroughs take about 30 minutes, and we schedule them around you.
How fast can you close?
You choose the closing date. Once you accept, a local closing attorney in Paducah handles the title work. Most of our closings take two to three weeks, and we can wait longer if you need time to move.
Are there any fees or commissions?
No commissions, because we're the buyer, not a real estate agent. We also pay the standard closing costs, so the price we agree on is what you receive, less any mortgage or liens paid off at closing.
Am I obligated to sell if I call you?
No. Calling, sending us your address or getting an offer doesn't commit you to anything. Take the offer, compare it, or tell us no.
Want to know what we'd pay for your house?
Call Casey, or send the address and he'll call you. No obligation.
